CGI of One Appold Street after Skanska’s remodelling

Broadgate’s One Appold Street building, in the heart of the City of London, is being transformed and extended by Skanska.

The refurbishment will retain the existing concrete and steel structure while adding six new floors and expanding the floorplate. A new facade will reflect the design of other Broadgate developments.

Skanska’s in-house mechanical, electrical and public health (MEP) specialists will also deliver the installation of mechanical and electrical services.

The works will result in a 14-storey building with approximately 360,000 sq ft of office space and 48,000 sq ft of leisure and hospitality facilities.

The £273m construction contract is with Broadgate, a joint venture between British Land and GIC.

Skanska executive vice president Terry Muckian, who leads Skanska UK’s building business, said: “Partnering with British Land for another major office in London is a privilege. The redevelopment of One Appold Street will further enrich Broadgate, delivering a modern, elegant building that complements the neighbourhood.”

A core element of One Appold Street’s redevelopment is sustainability, with circularity a significant focus for the design team. The project aims to achieve high sustainability targets, including NABERS 5–5.5* and BREEAM Outstanding.

Skanska project director Tony Boorer added: “We’ve worked closely with our customer to design a building with sustainability embedded in its DNA. By structurally refurbishing the building, the existing concrete and steel frame will be largely retained, avoiding the high carbon impact of demolition and in fabricating new steel. We’re excited to move into full delivery and look forward to seeing the project develop.”

Construction works are now under way, with the project expected to be completed in the first quarter of 2029.
