Urban regeneration specialist Ballymore and central European investor Penta Real Estate have announced that the second phase of an existing Ballymore existing scheme, the £300m Brentford Project, has become the third prominent London site to be delivered by the joint venture.
The second phase of the Brentford Project, in Hounslow, comprises 373 residential apartments. Residents will have access to the swimming pool, gym, lounge and concierge, delivered within the already completed first phase.
The Brentford Project reconnects Brentford’s high street with the waterfront. Over 11.8 acres, new homes with be delivered alongside retail, a cinema and supermarket, public art, community spaces and landscaped walkways along the River Brent.
Ballymore and Penta Real Estate have previously announced that their JV will deliver Cuba Street, a 52-storey residential tower next to Canary Wharf on the Isle of Dogs, and The Capston, the final phase of the Embassy Gardens development in Nine Elms.
With Brentford, the 50:50 joint venture is now set to deliver more than 1,000 new homes across the capital, with a gross development value of around £1bn.
Pavel Streblov, UK managing director of Penta Real Estate, said: “With phase two of the Brentford Project, we are adding another top quality residential development to our London portfolio. Within the first few months of our cooperation with Ballymore, we have already announced that we will jointly deliver more than 1,000 much-needed homes for London. We have conviction in our timing, with 2026 set to see a transition from a buyer-favourable market towards a more stable, growth-oriented phase. Underlying fundamentals remain strong, driven by London’s timeless international appeal and limited supply.”
Ballymore (UK) chief executive John Mulryan said: “Adding a third project to our partnership with Penta reflects confidence in both the Brentford regeneration and the team delivering it. The first phase is complete and 98% sold – clear evidence that what we’re creating is resonating.
“Brentford is one of London’s great towns and we’re proud to continue its regeneration, delivering not just new homes but the shops, leisure and public spaces that strengthen the town centre. With BSR Gateway 2 approval secured, we’re focused on progressing the next phase and building on strong foundations.”
