Arizona Regional MLS (ARMLS) has signed a data agreement with HouseCanary to make its brokers’ listings eligible to appear in Google mobile search through the Google Listings Program.
Under the deal, ARMLS, which serves more than 38,000 subscribers across most of Arizona, will allow participating brokerages to opt in so their active listings can surface in a carousel at the top of Google’s mobile search results, HouseCanary said Tuesday in a company announcement.
In live markets, listings in the Google Listings Program appear above the pay-per-click ad unit in mobile search and display property details along with the listing agent’s name, brokerage and contact options. Consumers can click through to a listing detail page that includes more information on the home, the listing agent’s name and a click-to-contact button. Listings are displayed in line with ARMLS rules.
Participation for ARMLS member brokerages is opt in, a contrast to HouseCanary’s other six MLS agreements, where member brokers are opted in to the program by default. Brokerages and agents do not pay to participate and are not charged for leads generated through the placements, according to the announcement. Brokers can also sign up directly with HouseCanary outside of the MLS agreement. HouseCanary noted that brokers who are members of ARMLS and have opted-in will have their listing feeds go live in the Google Listings Program later this month.
“We built this program to give MLS listings maximum exposure for the brokerages and agents behind them, and ARMLS is exactly the kind of market it was designed for,” HouseCanary CEO Chris Rediger said in the announcement. “When a buyer in Arizona searches for a home on their phone, they should see the listing from participating brokers as the MLS has it, along with the broker and agent who represent it.”
The Google Listings Program, powered by HouseCanary and launched in early 2026 is expanding nationwide this fall. The program began as a pilot program in late 2025. ARMLS joins Bright MLS, California Regional MLS (CRMLS), My State MLS, Permian Basin (Texas) MLS, REcolorado and San Diego MLS as participating organizations.
HouseCanary remains in Chapter 11 bankruptcy protection but said it is continuing to operate, grow the listings program and invest in products and services, and expects to emerge from bankruptcy before the end of 2026. The company positions the program as a way for MLSs and brokers to extend the reach of their real-time listing data onto consumer search platforms while keeping broker and agent branding front and center.
