Homeowners with annexes could secure a substantial premium of £129,300 when selling their properties this Christmas season, according to new research by eXp UK.

The property platform’s analysis showed that homes featuring an annexe are commanding prices 20.7 per cent higher than comparable properties without this desirable feature across England.

This significant price difference highlights the growing appeal of properties with additional self-contained living spaces, particularly during the festive period when families often gather for extended stays.

The findings suggested that sellers with annexed properties are well-positioned to capitalise on this premium as the Christmas season approaches.

An annexe is defined as a self-contained part of a property that comes with its own entrance, offering additional living space that’s separate from the main house. This feature is particularly valuable during the Christmas period, as it allows families to host visitors without disrupting the main household’s living arrangements.

The self-contained nature of an annexe means guests can enjoy their own private space while still being connected to the main property, making it ideal for extended family stays.

Regional variations in annexe premiums are significant across England, with Yorkshire and the Humber leading the way with a 24.3 per cent price increase compared to standard properties.

This translates to an additional £110,500 for homeowners in Yorkshire and the Humber looking to sell properties with annexes, according to the data.

The West Midlands and North East share the second-highest premium at 23.9 per cent, though the monetary value differs between regions. West Midlands sellers can expect an additional £135,095 for properties with annexes.

Meanwhile, homeowners in the North East can command a premium of £101,252 for annexed properties compared to standard homes in the region.

The South East commands the highest monetary premium for annexed properties, with homeowners able to secure £167,500 more than comparable homes without annexes.

This represents a 21.4 per cent increase in property value for homes with annexes in the region. London presents a unique case, showing the lowest percentage premium at 10.3 per cent across England.

However, given the capital’s high property prices, this still translates to a substantial £107,550 premium for homeowners with annexed properties.

These regional variations demonstrate that while percentage premiums may differ, annexed properties consistently command significant monetary advantages across all regions.

Head of eXp UK Adam Day said: “Christmas is a special time of year, when friends and family get together for a prolonged period, but once the turkey has been carved and the presents opened, it can get a tad tedious all living together under the same roof.

“An annexe provides the perfect compromise, allowing family to stay but within their own separate part of the house, meaning no sleeping on the sofa, or long waits for the bathroom.

“So it’s no surprise that an annexed property commands a pretty penny more and those looking to sell this festive season can expect to do so for around 21 per cent if they have an annexe versus comparable properties without.”

While an annexe can be valuable in a property, it can be a costly renovation. Those who do not have one in their home already should consider the cost of doing this carefully before making any decisions.
